Your Opportunity

Scion is paving a path in student living and we’re seeking a talented Financial Associate to join us in executing our vision. This position will focus on using their analytical talents to provide support to the Investment Team as Scion looks to build the nation’s highest quality student housing portfolio. This position will primarily focus on delivering financial modeling, data transformation, research, revenue/portfolio mgmt. initiatives, presentations and various analyses with the utmost integrity and timeliness. In addition to transaction activity, the Investment group oversees critical data science, BI, and revenue management functions – all of which benefit from the Investment Team’s analytical prowess.               

The Associate values and fosters strong cross departmental working relationships. This role demands excellent communication skills, agility, well-honed analytical and problem-solving skills and takes no half measures. This position is a senior role within the investment’s team working group and will be structured around delivering financial modeling, research and presentations as well as communicating with all external constituents associated with pending transactions. In addition, this role will support related investment verticals that are critical to the performance and success of Scion’s operations. For real estate finance professionals with a few years of professional experience, this is an exciting opportunity to join a dynamic and growing team and gain invaluable experience.

Your Responsibilities

  • Prepares and reviews financial models to analyze prospective origination opportunities under various investment structures.
  • Gathers and evaluates economic, demographic, and macro fundamental data to aid senior management in effective business decisions.
  • Provide corporate support to Asset Management and Investment Management team members to assess monthly performance and determine key trends.
  • Leverages presentation software, data visualization techniques and communication skills to generate external and internal reports.
  • Establish and maintain relationships with 3rd party consultants, investment sales community, equity and debt partners
  • Conducts transaction due diligence by collecting, reviewing, and summarizing various property diligence reports, leases, property financial information, and other due diligence documents.
  • Aids Investment Management team with preparing Capital Calls and Closing Statements
  • Interacts with asset management and property operations teams to ensure asset is ready to transition to Scion ownership and management.
  • Spearhead annual effective rate and revenue budgeting each year and collaborate directly with the internal executive team and external investment partners.
  • Work with the Business Intelligence team to create and maintain dashboards within our in-house proprietary platform to analyze metrics, monitor KPIs, and optimize current revenue and effective rate performance for all properties and portfolios throughout Scion.
  • Identify and analyze market leasing headwinds and tailwinds to determine appropriate rate augmentation actions while evaluating financial impact on a property, portfolio, and investment level.
  • Mentors a team of junior analysts with a focus on fostering financial modeling acumen, cross departmental working relationships, and transaction related procedures.

What We Require

  • Bachelor’s Degree in Economics, Finance, Statistics, Applied Mathematics, or similar STEM programs with 2-5 years of professional experience
  • Advanced financial modeling skills; High proficiency in Microsoft Excel, Word, and PowerPoint skills; Proficiency in VBA is strongly preferred.
  • Knowledge of and experience with commercial real estate fundamentals and investment principles
  • Strong problem-solving and analytical skills; Attentive to detail.
  • Handles multiple, complex projects, with minimal guidance, prioritizes effectively and meets deadlines.
  • Works well independently and as a member of a team.
  • Excellent written and verbal communication skills.

Operational Details

  • Job location is based at Scion’s Chicago corporate headquarters.
  • Working hours consist of daytime business hours, requiring additional non-traditional hours during peak times.
