Centennial Yards is a $5 billion transformational mixed-use development in Atlanta. As one of the largest and most ambitious city-center developments in the United States, Centennial Yards will revitalize 50 acres of underutilized land in the heart of Downtown Atlanta to connect surrounding communities and create several new city blocks.

 

CIM is seeking a Development Associate Vice President (“AVP”) to join our team and be part of Centennial Yards’ future.

 

Reporting to the Development VP, the “AVP” is responsible for day-to-day project management duties of Centennial Yards’ Entertainment District project through the entire project lifecycle and will be responsible for leading “projects within project.” This position will play a role in budget establishment and oversight, schedule creation and maintenance, entitlement and permitting efforts including interacting with government officials, technical civil and utility dealings, other design and pre-development efforts, and construction oversight. Experience with direct oversight of active retail, entertainment and/or live event venue ground-up construction projects is strongly preferred. 

ESSENTIAL FUNCTIONS:

  • Under the direction of the Development VP, establishes, oversees and tracks the project budget to ensure adherence with Approved Project Budget.
  • In collaboration with the Development VP, outlines and defines project execution plans and strategies for implementation.
  • Responsible for general project management functions including ensuring that project tasks are completed in accordance with Project Schedule.
  • Assists in, and in some cases, leads the contract negotiation process with contractors/vendors ; drafts contract terms, conditions and scope; tracks and ensures all project paperwork is complete, fully executed and appropriately filed by project staff.
  • Develop and oversee project reports that include but are not limited to scope of work, construction milestones, construction activities, issues associated with delays, cost variance analyses, etc.
  • Responsible for securing appropriate approvals, permits, and similar certifications from City departments, other governmental and utility agencies as required.
  • Interacts collaboratively with all internal functional departments and stakeholders including close communication and project status updating with the Investments and Portfolio Oversight teams 

SUPPORTING FUNCTIONS:

  • Processing and coding invoices
  • Budget formatting and tracking
  • Interactions with Accounting representative on project related expenses, costs, etc

SUPERVISORY RESPONSIBILITIES:

  • Oversight of Development Associates’ and Project Coordinators’ work activities related to projects
  • Oversight of consultants, contractors, subcontractors, and vendors related to day-to-day activities, invoicing, hiring and contract negotiations.

EDUCATION/EXPERIENCE REQUIREMENTS: (including certification, licenses, etc.)

  • BA/BS degree in Architecture, Construction or related major.
  • A minimum of seven years’ experience in Real Estate development and/or construction with demonstrated knowledge of real estate development and construction processes including pre-development activities and direct experience with ground-up construction oversight from a development management perspective.

KNOWLEDGE, SKILLS AND ABILITIES:

  • Demonstrated proficiency in Microsoft Office, Microsoft Project, Excel and Word.
  • Demonstrated proficiency in use of application software such as CAD, Yardi, Autodesk
